Golden Visa Scheme of Greece is Irresistible to Investors

XXIPHIAS01 Oct 2026

Like India, Greece has a rich culture and heritage. Greece is so beautiful a country that it is among the top 20 tourist destinations in the world, and every visit reveals something new. The Greece Golden Visa Program is one of the most popular residence-by-investment routes into the European Union. It grants a five-year residence permit that can be renewed as long as you keep the investment. Time on the permit can count towards Greek citizenship, which requires seven continuous years of lawful residence, so you need to actually live in Greece. To get a Greece Golden Visa, you invest in real estate in the country.

Greece has one of the most attractive programs for foreign investors looking to buy property, and the permit covers your family as well.

To acquire a residence permit, foreign investors must buy a single property worth at least €800,000 in Attica, the Thessaloniki regional unit, Mykonos, Thira (Santorini) and islands with more than 3,100 residents, or at least €400,000 elsewhere in Greece. The property must generally have at least 120 m² of main living space. A lower threshold of €250,000 applies only to commercial buildings converted to residential use and to listed buildings being restored. In addition, you will also need to consider the gains you could make on resale, with property prices on the rise in Greece.

A stream of foreign investors has entered the Greek market due to low property rates. By the end of 2018, 3,892 Golden Visas were issued by Greece from which 1,400 were issued in 2018 alone. From January to 4th June 2019, 645 Golden Visas were issued by Greece to non-EU financial investors. Before the end of the current year, Greece will be issuing around 1,550 residence permits. This would be a 10% increase over the quantity of Golden Visas issued a year ago.

In total, Greece had issued 4,537 Golden Visas since the program was founded, according to The Hindu newspaper.

Processing time: Once your application is filed, the statutory processing time for the permit is 50 days.
